There comes a time in life that many of us never think about or even imagine: transitioning from an independent lifestyle, back to a dependent living situation. We've lived on our own for so long and have grown very accustomed this. We like having a space that is 100% ours to do what we please. We choose how to decorate, make modifications, place furniture, and even choose how we upkeep our homes. It can be as noisy or as quiet as we want, when we want. We are in ULTIMATE control. However, when this is no longer the case - when we find ourselves no longer able to be in this position, there are many things that often have to be dealt with. Initially, it will all be emotional. Then comes the physical changes - having to decide what to keep, what to bequeath, donate, or otherwise get rid of.  Often, it quickly becomes overwhelming to a nearly unbearable point. Lastly, it leaves us vulnerable. By this point, we may have lived in our homes for many years or decades. We may not have kept up with the maintenance or current home trends that would put our homes on the market for a quick sale earning top dollar. It's possible we may likely have to just sell it as is. None of us know when this day will come but it can help us to transition a little more easily with these 4 tips:

1. ACKNOWLEDGE this major life transition. There will be a lot of emotions that come along with this that can be difficult to process. Depending on the situation, anger and frustration may be encountered initially, followed by sadness and depression. Emotions that may be encountered but not often considered are embarrassment and a lack of purpose or existence. Patience is key in this case. Many fleeting thoughts of memories will be encountered. When helping someone through this process, it is important to remain non-judgmental and even take the time to listen to any stories that may be shared at this time. If this is a close family member or friend, be sure to also commensurate with any memories with which you are a part of!

2. HELP sort through items. This can be a difficult task as well when so many items have been accumulated over the years and each one has its own memory or significance. Depending on the situation, there may be items inherited from generations past, a spouse who may have already passed, and/or many years of children's toys and clothing that may all have sentimental value. It's important to treat everything with care - a particular item may not seem important by itself, but there may be a story tied to it that you aren't aware of. Ask lots of questions and always try to seek confirmation on what should be done with the item, offering support, guidance, and direction as needed.

3. HIRE help. Sometimes, there may just be too many items or work necessary to take care of everything on your own. Finding a reputable company to come in and assist may be wise. Whether it be assistance with removing items destined for the landfill, be donated or otherwise disposed of, call around to a few different companies for help. Be sure to ask questions on what they can and can't do to verify that the services they offer match what you're needing and obtain at least 2-3 quotes to help ensure a fair price. Bringing in this support can help you move items to their intended destination more quickly and easily when you have help.

4. CONSULT with a Real Estate professional. In a world full of opportunistic investors, it is crucial to consult with a Realtor to understand the value of your home before you commit to selling it. While your home's condition may not be market ready, be aware of potential buyers seeking to purchase your home for less than its fair value. A Realtor can analyze the market to reasonably determine a fair market value for your home, regardless of its current condition. Remember - everything in real estate is negotiable!
